Access Statement

Introduction

We are a modern adult only bed and breakfast with 6 ensuite-double bedrooms, of which two are suites in a converted Victorian detached house on a quiet tree lined road.  Three bedrooms are on the first floor, one on the mezzanine level and two on the ground floor.  All rooms are en suite, with showers,  two have baths.  One is on the ground floor with bath and separate shower and the other is on the first floor with bath and overhead shower.​  We are a twelve minute walk from the seafront and a twenty to twenty five minute walk into the Marina.  We are up on a small hill but access to our property is flat.

Pre-arrival

  • Bookings can be made either via our web page or via telephone. Debit or credit card details must be supplied at time for booking as a guarantee.  Cancellation policy is seven days before booked arrival date.  After this time the full cost of the stay will be liable unless we can relet the room.

  • Torre Railway station is 0.3 miles from our property and is approximately a six minute walk/two minute drive

  • Torre Bus station is a six minute walk from our property.

  • Accessible taxis are available from a number of local taxi firms which we can book for you if required.

  • This access statement will be available via our Web site or by email on request.

Arrival & Parking 

We have parking for six cars at the property.  Two at the front and four at the back.  The car park is of tarmac construction and is flat.    Guests park their vehicles at their own risk

There is public parking available outside the property in a residential area of which there are no restrictions

There is a small step into the front of the property.

All guests are welcomed at the front door

Main Entrance & hallway

Entrance lobby is accessed via the front door, no alternative entrance is available.  There is a door through to the main hallway which is open throughout the day and is pushed closed during the evening.  There is no lock on this door, and is self shutting.

Access to dining room and the two ground floor bedrooms

The dining room is hooked open for breakfast service

The two ground floor bedrooms are accessed by keys and are self closing fire doors

Public areas, hallways, stairways etc

The front door is accessed by key.

The entrance hall through to the dining room and ground floor bedrooms are carpeted with a smooth service carpet.

Stairways are carpeted with a smooth surface carpet with a handrail.

There are smoke detectors with sirens fitted within these areas.

There is emergency lighting within these areas.

Fire evacuation is through the front entrance door

All bedrooms are accessed by keys and have self closing fire doors

Dining room

The dining room is carpeted with a smooth carpet surface.

There is a door leading from the dining room out to the car park.  It has a thumb turn lock and two steps down to the car park.  Hard wired and battery back up smoked detectors with sound are fitted.

Bedrooms

Gerbera - Ground floor room.  Has a shower and separate bath.  There is a six inch step to get into the bath and a three inch step to get into the shower.  The bath has a hand rail.  The bed is a supering size bed. The room is carpeted with a smooth carpet surface.  The bathroom has a tiled floor.  Hard wired and battery back up smoked detectors with sound are fitted.

The room is not wheelchair accessible.

Palms suite - Ground floor room.  Consists of 3 rooms, a small lounge with sofa, table and tv, a dressing area and then an open access to the bedroom with a king size bed and tv.  The three rooms are carpeted with a smooth carpet surface. The bathroom is walk in tiled with a walk in shower, there is a handrail in the shower.  The room is not wheelchair accessible.  Hard wired and battery back up smoked detectors with sound are fitted.

Mimosa - Mezzanine level.  Is accessed by the stairway, there are 14 steps.  The room is carpeted with a smooth carpet surface.  The bathroom is tiled with a shower, with a one inch step into the shower. The room is not wheelchair accessible.  Hard wired and battery back up smoked detectors with sound are fitted.

Japonica suite - First floor room.  Is accessed by the stairway, there are 18 steps. There is a small seating area with table and tv, corridor and through to the bedroom with a supering size bed.  The room is carpeted with a smooth carpet surface.  There is a two inch step up to the en-suite bathroom.  The bathroom is tiled with a shower cubicle and handrail within the cubicle.  The room is not wheelchair accessible.  Hard wired and battery back up smoked detectors with sound are fitted.

Fern - First floor room.  Is accessed by the stairway, there are 18 steps and is next to Japonica suite. The room is carpeted with a smooth carpet surface.  The bed is king size.  The ensuite shower room is tiled, there is a six inch step up into the shower cubicle.  The room is not wheelchair accessible.  Hard wired and battery back up smoked detectors with sound are fitted.

Larkspur - First floor room.  Is accessed by the stairway, there are 18 steps and is next to Fern and opposite Japonica suite.  The room is carpeted with a smooth carpet surface.  The ensuite bathroom is tiled.  There is a bath with overhead shower and a fixed handrail.  There is a small seating area with two chairs and a table within the room.  The bed is a superking size.

Garden

The garden is open to guests and is terraced.  It can be accessed via the car park and has steps leading down, the steps are uneven.  There are three seating areas one to the left off of the steps, one on the main patio area and then one on the second terrace which is gravelled.  The garden has no lighting so cannot be used in late evening.

The property is entirely non-smoking, this includes the use of vapes

There is no public toilet

Fire exits are clearly marked

Fire evacuation is provided within guest information books in each guest bedroom and within hallways

Fire alarm sounders in bedrooms and hallways

Emergency lighting in hallways and stairway

Evacuation via front door or bedroom windows (with assistance from fire person)
